The idea behind this study is a single family residence that would be built on spec for sale upon completion. It’s located on a small (5100 s.f.)  hillside lot in a modest income area of L.A.  The 3-story, 3 bedroom house shown here has a 2100 s.f. (habitable) floor plan.  I’ve done this as a study and as an exercise to see if I could find a way to design this housing type on a small lot and at the same time provide it with some amenities and a spirit that raises it above the norm for spec houses.
